In tandem with its title insurance policies, Guardian Settlement Agents provides a full array of closing and settlement services to ensure the policy is fully researched, properly prepared and correctly recorded with all necessary government entities in a timely manner.
Our settlement services cover such areas of the real estate closing transaction as:
Preparing reports on all county and municipal taxes impacting the property as well as obtaining a full legal description from the current deed of record and identifying the legal grantor, grantee and other necessary recording information.
Researching as many previous transactions and documents as necessary to create a property history. This is done by reviewing all deeds, mortgages, liens, tax records and any other mortgages of record.
Performing a two-owner search to confirm current title coverage and obtain any subordinate liens – either voluntary or involuntary – that might be needed to complete the transaction.
Reviewing the title search documents and collateral file to obtain all payoffs, releases, and other information needed to cure title problems; review the title and loan file to ensure title and closing conditions were met and that documentation is complete.
Completing the process by preparing all documents for recording, delivering the documents and formally tracking their receipt.
